The land was first bought in the early 19th century by the 'marble factory master' Fevier, then by Prince Gagarin. In 1862-1863, his son sold parts of the land to the wives of Nadvornyy Sovetnik Gladyshev and of Plemienshchik Chastnogo Grazhdana Tselebeev. In 1874, the wooden buildings on the Tselebeev lands burned down, after which they were sold to the merchant brothers V. I. and P. I. Kozhevnikov. The architect Preis created a project for a two-story wooden villa, a wooden service wing, and a benches with a boat for boats for the new owners in 1876. The villa is rectangular in plan with three protrusions, the main (southern) facade is facing the embankment of Malaya Nevka. The main volume consists of two log structures on two floors, connected at a right angle. The compositional characteristic of the house is large verandas on both sides, which provided visual connection between the rooms and the landscape. The strict silhouette was enlivened by high double-pitched roofs, richly decorated with pylar carving. The architectural appearance of the building is a typical example of the style of suburban villas in the era of eclecticism. At the end of the 19th century, the villa belonged to the heirs of V. I. Kozhevnikov.


I den första åren av Sovjetregimet blev den överförd till kurhandlaande enheter. Här fanns under 1930-1960-talen avdelningar av kardiologisk och klinisk sanatorier. År 1989 revs den gamla byggnaden eftersom den förfallit. Det yttre utseendet återskapades i träd enligt färnamnet arkitekt Golub.
